Pune Property Tax Bills for the financial year 2025-2026 has been delayed to 1st May due to the ongoing verification of PT-3 applications which has been submitted by the homeowners seeking a 40% concession on residential properties.
As per the state government regulations the property owners who reside in their own homes are entitled to a 40% concession on the property and to claim this benefit owners had to submit PT-3 forms.
Pune Municipal Corporation (PMC) has received around 1.5 lakh and 1.75 lakh PT-3 forms across various municipal offices. The department has been reviewing these applications to confirm the homeowner's eligibility for the concession.
“The administration wants to ensure that diligent taxpayers do not lose the benefit of the discount because they received the bills late. All those who pay their tax by June end will be eligible for the relief,” said PMC.
Usually, PMC begins issuing bills from 1st April. The delay has been caused due to shortage of staff in the department. PMC has extended the date to pay property tax at discounted rates till 30th June. PMC has also offered a discount of 5% to 10% to the taxpayers who pay their dues before 31st May every year.
Pratibha Pail, Deputy Commissioner of the Municipal Corporation's Property Tax Department, stated that “The delay is due to the pending scrutiny of these applications. Since the PT-3 applications are yet to be processed, it is impossible to distribute the bills from April 1 as planned”.
“Issuing bills without updating the records could lead to errors, forcing homeowners to visit municipal offices for corrections. To prevent this inconvenience, the department is ensuring all applications are reviewed before generating tax bills” she added.
