The Odisha Real Estate Regulatory Authority (RERA) has issued a directive under Section 37 of the RERA 2016, requiring promoters, builders, and developers to disclose details of their previous projects at the time of registering a new real estate project.
The aim of this directive is to ensure that homebuyers or allottees are provided with necessary information to make informed decisions before purchasing apartments or plots from a particular promoter. This information includes details about the status of previous real estate projects undertaken by the promoter in Odisha or any other State/Union Territory, in their capacity as a Director, Partner, or Proprietor.
Promoters, builders, or developers applying for registration of a real estate project in Odisha are required to upload a self-declaration, provided in the prescribed format, on their letterhead. This self-declaration must include all necessary information about their past projects as mandated by the Authority.
The information promoters have to provide in the Self Declaration form is as follows:
Name of the Project with Address.
RERA Registration Number & Year.
Date of Completion as per RERA Registration Certificate.
Whether the project is complete/ongoing.
Any Complaint/execution case pending against the project in the court of RERA.
Any order issued against the promoter by RERA.
